Within this established setting, residents enjoy a quiet atmosphere along with shared amenities and easy access to local Washington services and essentials.
Anyone who is 55 years and older, or 18 & over with a disability, may apply for residence at Leisure Acres Phase I. The building was constructed under an agreement with the U.S. Department of Housing and Urban Development (HUD) specifically designed for low-income residents. Low-income means the family’s income must be at or below 50% of the area median income. Your rent will be approximately thirty percent (30%) of the adjusted monthly income of all residents in the unit.

Is there an income limit?
Yes. Please contact the office for the current HUD income limits.
Why are there income limitations?
This building was constructed under an agreement with the U.S. Department of Housing and Urban Development (HUD) and designed for low income senior citizens and disabled adults.
Is this an assisted living facility?
Andrea Arms does not provide “assisted living,” nursing services, or personal care. Residents must be capable of fulfilling lease requirements.
What is included in my rent?
Electricity, water, garbage, and sewer are included in your rent. Cable TV, phone, and internet are not included in rent.
How many apartments are at your facility?
24 one-bedroom apartments
Can I have a vehicle on-site?
Yes, parking is available on a first-come, first-serve basis.
What arrangements have been made for laundry facilities?
There is a central laundry room containing coin operated washers and dryers.
Do you allow pets?
Yes, please let the office know if you wish to bring a pet to the facility. Please refer to the Pet Policy for more guidance.
Can I see an apartment?
Yes, please contact the office at (309) 673-2252 to set up a tour.
Is this a smoke free environment?
No, at this point residents are allowed to smoke in their apartments. According to State and Local laws, you must be 15 feet from any door or window. Please note, HUD considers marijuana a banned substance under federal guidelines.
Does the facility provide Wi-Fi and cable TV?
Wi-Fi and Cable TV are not included in rent.

Can I have visitors/guests?
Yes, you may have visitors. Residents are responsible for their visitors while on the property. Guests may stay on occasion not to exceed 14 cumulative days in a 12-month period.

Robert Cottingham Property Management Company and all its managed properties act in accordance with the Fair Housing Act and HUD, which prohibits discrimination in housing and housing-related transactions based on race, color, religion, sex, national origin, disability, and familial status.
